How to Buy Property in Dubai: A Step-by-Step Guide for Investors

Dubai’s property market is open to foreign buyers in designated freehold areas, and the process is straightforward when you know the steps. Here is how a typical purchase works.

1. Define your goal and budget

Are you buying to live in, to rent out or to resell? Your goal decides the area, property type and financing. Set a budget that includes fees, not just the price.

2. Arrange finance early

If you need a mortgage, get pre-approval before you shop. It confirms your borrowing limit, shows sellers you’re serious and speeds up everything that follows. Use the mortgage calculator to estimate payments in dirhams.

3. Shortlist, view and negotiate

Compare similar sales in the same building or community, then negotiate on price and terms. Good comparables are the strongest negotiating tool.

4. Sign the sale agreement and pay the deposit

For ready properties, buyer and seller typically sign a Memorandum of Understanding (Form F) and the buyer pays a deposit, commonly 10%, held by the broker or the trustee.

5. Complete the transfer at the Trustee Office

Both parties meet (or use a power of attorney) at a Dubai Land Department registered trustee office. Balance is paid, fees are settled and the title deed is issued in your name.

Costs to plan for

  • DLD transfer fee: 4% of the purchase price
  • Broker commission: typically 2% (plus VAT)
  • Trustee and registration fees
  • If financing: mortgage registration, bank arrangement and valuation fees
